Top 10 Hottest Housing Markets for 2017

Nashville, Tenn., Is Ranked Number One

Real estate listing firm Zillow has issued its list of what it predicts will be the hottest housing markets in 2017, and while most of the cities are in the West, the top one is Nashville, Tenn.

After evaluating the 100 largest U.S. metros, the online real estate firm Zillow forecast Nashville, Tenn., to be the hottest housing market this year. Of the top 10, Seattle is predicted to be second while the state of Utah has three markets on the list: Provo (third); Salt Lake City (fifth); and Ogden (eighth).

Zillow analyzed its Home Value Forecast, which gauges the change in its Home Value Index over the next 12 months, recent income growth, and current unemployment rates for the 100 metros. From this, it developed a "hotness score" to produce its list.

Rounding out the top 10: Orlando, Fla. (fourth); Portland, Ore. (sixth); Knoxville, Tenn. (seventh); Denver (ninth); and Sacramento, Calif. (tenth). "Zillow's 2017 list highlights that jobs and opportunities are increasingly growing in smaller markets away from the coasts," said Dr. Svenja Gudell, chief economist for Zillow. "Mid-size cities like Salt Lake City, Portland, and Nashville are desirable places to live, with good employment opportunities and steady economic growth. The growth and demand for housing will drive up home prices in 2017, and these hot markets are experiencing change as more people discover them."
